Medical Office Building
REAL ESTATE DEVELOPMENT
Conversion of an existing retail building to a 2-story medical office building, comprised of approximately 62,898 square feet. MRA orchestrated the financial modeling and loan placement, performed development services, project management and lease administration. This newly constructed medical facility is complete with high-end finishes, including a 100 foot-long skylight, light wells, and a waterfall. The region's leading cardiology, oncology, nephrology, cosmetic dentistry and diagnostic cancer centers reside here.

Multi-tenant Technology Campus
REAL ESTATE DEVELOPMENT
Development of a nine-building, 500,000+ sq. ft., multi-tenant, technologically advanced campus in Breinigsville, Lehigh County, Pennsylvania. The scope of this project includes developing the former home of Bell Atlantic Solid State Technology Center into the mid-Atlantic's premier, multi-tenant technology canpus. Potential tenants include companies within the bio-pharma, electronic, disaster recovery, nanotechnology, optoelectronic and data center industries. MRA is currently handling the development and leasing of the site.

REAL ESTATE DEVELOPMENT
MRA Development Services oversaw the construction of a 140,000 foot, high-tech office building on the TEK Park campus in Breinigsville. For this project, MRA managed the due diligence, government approval, building design and construction. MRA established budget and parameters, and ensured that the project remained within both. In addition, MRA worked to direct internal departments to coordinate user requirements. In addition to housing Buckeye's administrative and engineering offices, the new building will be home to a state-of-the-art, 24/7 command center, which will be used to monitor the company's 5,000 miles of petroleum pipeline throughout the East Coast.

REAL ESTATE DEVELOPMENT
Orchestrated the acquisition, due diligence, government use approval, financial structuring, project design, of a two story, 36,000 square foot multi-tenant ambulatory health care facility.
Provided pre-development financial analysis and site due diligence. Responsible for oversight of entire project development, including land planning and approvals, architectural design, and construction management. Responsible for establishing leasing criteria, obtaining pre-leasing commitments, lease structure and execution.
Golden Bear Village South Kutztown University Foundation Phase I & II

Handled Real Estate Development of a 14 acre site to ultimately house 1,000+ students. Phase 1 of the project includes the construction of approximately 165,000 square feet of student apartments scheduled for a fall 2003 occupancy.
Performed pre-development financial analysis and site due diligence. Responsible for oversight of entire project development, including land planning and approvals, architectural design, construction management, digital infrastructure.

Encompassed comprehensive development and project management services. Project received Board approval based upon financial modeling and lease rates prepared by MRA. Managed or directly performed due diligence, financial modeling, planning, design and construction activities including coordination of owner requirements. Completed on schedule and within budget.

Responsible for obtaining lease commitments from all tenants.

Established leasing criteria, structure and execution to both related and third party tenants.

Golden Bear Village West Kutztown University Foundation

PROJECT MANAGEMENT
Provided project management services for the construction of a 108 bed student housing complex. Construction began in November 2000 and was completed for fall occupancy of 2001.
Performed pre-development financial analysis with responsibility for management of construction, digital infrastructure, and occupancy.
The complex is currently managed through a coordinated effort of MRA Group, the Kutztown University Foundation and the Kutztown University Student Housing office.

In addition to the projects listed above, MRA has completed the leasing, design or construction of over 100 medical offices during the previous three years.
