Langhorne, Pennsylvania-February 2007-MRA Group (MRA) has commenced development services for St. Mary Medical Center, as the Bucks County-based health system beings construction of a 102,000 square foot, 4-story medical office building, and 302-car parking deck on its Langhorne campus.

Construction is expected to take a year, with an estimated completion date of January 2008.

Planned highlights of the building include an 11,000 square foot sleep center, 8,500 square feet of medical records storage, and a 2,500 square foot cafe.

The facility is currently 70% leased, with 14 physician groups committed to moving their practices to the building.

Once completed, this building will serve as the physical connector between the hospital and an existing medical office building, known as MOB I.

This new medical facility will be an ideal addition to the St. Mary Campus, which also features a 33,480 square foot cardiovascular center, a regional cancer center, orthopedic center, emergency services, and Bucks County's only trauma center.

MRA's role in this project has been extensive and diverse. During the project's pre-development stage, and prior to construction, MRA worked on zoning, land development, financing, financial modeling, partnership structuring and leasing.

As part of its scope of work on the project, and before construction can begin on the medical office building, MRA will oversee demolition of a 30-year old administrative building, the area on which the new facility will be built.
