Plymouth Meeting, Pennsylvania-July 2008-MRA Development Services, Inc. announced the completion of a 26,000 square foot medical office building for Frankford Health Care System.
Within a tight deadline of two months, MRA succeeded in re-developing and converting what was a former one-level, one-tenant racquetball facility with years of deferred maintenance into a multi-story medical office building.
Abandoned by its most recent tenant, a fitness center, the facility -- although structurally sound -- was dated and limited in the marketplace by its one-tenant build and location.
And where many people saw an abandoned, unsightly structure, MRA saw opportunity; successfully re-imaging the facility into multi-tenant space.
MRA's involvement included initial advisory services, strategic planning, pre-development financial analysis, oversight of the entire project development (including the hiring of architect, designer and general contractor and structural engineer), oversight of architectural design, construction management and is currently providing property management for the site.
Throughout the project timeframe from December 2007 through February 2008, MRA encountered and overcame a number of significant and unusual challenges, including structural complications due to the original construction and design.
Now complete, the building is a complete conversion; a four-level multiplex complete with passenger elevator; a re-skinned, attractive exterior façade from its former dark brick; impressive lobby; and a bright new entrance and canopy.
Although built specifically to hold Frankford's MRI operations, the facility is also home to diverse tenants including Home Health Care and Physical Therapy.
At its location at 2451 Grant Avenue, this new building complements another of Frankford's facilities, a 5-story medical office building located at the corner of Grant Avenue and Roosevelt Boulevard.
